- HOA paperwork prepared on request
Fresh Surface, Lower Cost
Asphalt resurfacing, also called an overlay, bonds fresh hot-mix onto the old surface of a drive or street. It makes sense when the pavement looks old but the base below is still sound. HomeGuide estimates overlays typically cost 20 to 30 percent less than full replacement, and on a driveway the work usually takes one day.
Is your pavement a candidate?
Good signs:
- Gray, faded, rough surface with loose stone
- Scattered single cracks
- Water drains off, no standing puddles
- No sinking along edges or at the garage
Bad signs:
- Ruts, dips or areas that move underfoot
- Cracks in a tight, web-like pattern
- Potholes that keep returning
- Pavement that already sits too high from earlier overlays
If the bad signs show up, those areas need full-depth repair first, or the whole surface needs replacement.
Why so many Riverview driveways qualify
Much of the pavement here is from the 2000s and 2010s. In that time, Tampa Bay sun and summer storms have worn the surface without necessarily damaging the base. That is exactly the situation resurfacing is designed for.
Getting the height right
Each overlay raises the surface. Left unmilled, a thicker drive meets the garage with a step that steers rain at the door, and the street end can end up proud of the gutter. We mill the old asphalt at those transitions so the new layer meets them flush and water still drains away.
Steps
1. Clean the surface and clear vegetation from cracks and edges. 2. Repair failed areas full depth. 3. Fill cracks. 4. Mill transitions at the garage, walks and street. 5. Apply a tack coat. 6. Place and roll the new asphalt.
For community streets
Overlays on HOA streets follow the same steps on a larger scale, with gutter and inlet milling and phased work so residents keep access. See our HOA paving page for how we plan those projects.
Resurfacing vs. replacement, side by side
If both are options, we price both. You see the overlay cost, the replacement cost, and our honest view of how long each will last on your pavement. Many owners choose resurfacing when the base is sound and the budget is tight; others choose replacement when the driveway is also too narrow or drains poorly.
After the overlay
Give it the new-pavement routine: a couple of days before cars, no heavy trailers for a few weeks, and a first seal after a few months of curing. With sealing every few years, an overlay on a sound base can last a long time.

Asphalt Resurfacing Questions
How much does resurfacing cost compared with a new driveway?
An overlay runs roughly $3-$7 a square foot against $5-$12+ for new, per HomeGuide, which pegs the savings at 20 to 30 percent.
Will an overlay make my driveway higher than my garage?
Not if the transition is milled first. We grind the old asphalt at the garage so the new layer meets it flush.
How long does an overlay last?
On a sound base with good drainage and regular sealing, many years. The condition of the base is the biggest factor.
Can my HOA streets be resurfaced in phases?
Yes. We overlay one section at a time and keep a route open for residents.
Can my driveway be resurfaced more than once?
Usually once or twice, if each overlay is milled at the edges. After several layers, the driveway can sit too high, and removal is the better option.
