Paving in FishHawk
Asphalt paving in FishHawk takes place almost entirely inside planned neighborhoods. FishHawk Ranch is a planned community made up of several villages on more than 3,000 acres, built from the late 1990s onward on land that was once a ranch. The population climbed from 1,991 in 2000 to 14,087 in 2010 and 24,625 in 2020, with 7,745 housing units on about 16 square miles.
Ranch land and an old rail line
Before the subdivisions, the area operated as a ranch, and a CSX rail line ran through it until the tracks were removed in the late 1980s. Today the Alafia River forms the northern boundary and Boyette Road borders the community to the south. FishHawk sits about 20 miles southeast of downtown Tampa at an elevation of about 46 feet.
HOA standards
Nearly every home in FishHawk is in an HOA with architectural standards. Widening a driveway, adding a pad or changing materials usually needs approval. We provide a measured drawing, dimensions and material specs for your application so it moves quickly.
Pavement from the first build-out
The earliest FishHawk neighborhoods are now more than twenty years old, and their driveways and streets are showing it: faded surfaces, hairline cracks, and settling near inlets and along edges. Crack sealing and sealcoating at this stage are inexpensive and prevent the bigger repairs that follow when water gets into the base.
Community streets and amenity lots
For associations, we offer condition surveys of streets, parking at parks and amenity centers, and a prioritized plan with costs by year. Work is phased so residents always have access, and we coordinate with management on notices and schedules.
Building and repairing on sandy ground
The soils here are sandy and can be soft when saturated in the summer. We build driveways on a compacted base and repair failed spots by removing the wet material and rebuilding.
County authority
FishHawk is unincorporated Hillsborough County. We confirm county requirements for right-of-way work along with your HOA's rules.
Common jobs
- Driveway widening and parking pads
- Crack filling and sealcoating
- Edge and inlet repairs
- HOA street and amenity lot maintenance
Widening without a seam
The joint between an old driveway and a new widened section is where most widenings fail. We saw-cut a straight edge, match the base depth of the original, tack the joint and pave. Sealing the whole driveway afterward helps old and new blend.
Inlets and gutters
In FishHawk's curbed streets, the asphalt beside storm inlets is often the first to settle. We rebuild around failed inlets so water flows into the grate instead of ponding beside it.
Seasonal timing
Sealcoating is easiest from October through May. In summer we work early in the day and reschedule if afternoon storms are likely.
Cost guide
HomeGuide's U.S. averages: new asphalt $5-$12+ per square foot, sealcoat $1-$2. Local site conditions decide the rest. Community lots seal for 15 to 30 cents a foot per HomeAdvisor.
Amenity centers and parks
FishHawk's amenity centers, pools and parks have parking lots that get heavy use on weekends and in summer. We schedule sealing and striping for those lots on weekdays or off-season, and accessible stalls are measured out per the 2010 ADA Standards each time new paint goes down. Phasing keeps part of each lot open throughout.
Group sealing for a whole street is available.
We also handle mailbox-kiosk and park lots.
