Paving in Bloomingdale
Asphalt paving in Bloomingdale serves a settled, mostly residential community just north of the Alafia River, bordered by Brandon, Valrico, FishHawk and Riverview. The 2020 census counted 22,947 residents and 8,366 housing units on about 8.1 square miles of land, at an elevation of about 62 feet. Only 3.6 percent of those housing units were vacant. Most homes are occupied year-round, and their driveways are used every day.
An old name, a newer suburb
Settlers including John Vickers and John Carney arrived before 1850; Carney was killed in 1856 during the Third Seminole War. Bloomingdale School opened in 1884 and became a teacher's institute in 1897. When the railway was routed through Brandon in 1890, businesses moved there and Bloomingdale declined; the post office closed in 1910 and the school in 1920. From the 1960s on, it grew back as a bedroom community for Tampa.
Driveways from several decades
Housing here was built over a long period, so driveways range from recent to decades old. Newer ones mostly need crack filling and sealing. Older ones often need resurfacing or full replacement, especially where oak roots have lifted the surface or the drive has settled at the garage.
HOA neighborhoods
Many Bloomingdale subdivisions have associations that maintain private streets and set rules for driveway changes. We prepare measured drawings and specs for architectural review and offer condition surveys and maintenance plans for association streets.
Near the river
The Alafia River forms Bloomingdale's southern border. Lots near the river can be lower and wetter than those to the north. We check drainage on every job and build the base and grade to keep water moving away from the house.
County authority
Bloomingdale is unincorporated Hillsborough County. We confirm county requirements for right-of-way work before scheduling.
Common jobs
- Crack filling and sealcoating
- Resurfacing worn drives
- Root repairs and replacements
- Widening and pads
- HOA street maintenance
Why maintenance matters here
With so many driveways and streets of similar age, Bloomingdale is at the stage where small, regular maintenance prevents large, expensive repairs. Filling cracks before summer and sealing every few years keeps water out of the base.
Ballpark pricing
Published averages (HomeGuide) sit around $5-$12+ a square foot to pave and $1-$2 a square foot to seal. Your own number depends on the base, the length and access, and arrives as a line-item quote. Resurfacing a driveway lands nearer $3-$7 a foot.
Close to Riverview
Bloomingdale borders Riverview to the north across the Alafia, so it is among the closest communities to our base. That makes it easy to schedule estimates, quick repairs and follow-up visits.
Group jobs
Neighbors on the same street can save by scheduling sealcoating or repairs together. Each homeowner gets a separate quote and a separate invoice.
For associations, we also offer condition surveys and multi-year plans with costs by year.
Lots near the river
Homes close to the Alafia sit lower than the rest of Bloomingdale. Driveways there need extra care with grade so water runs to the street rather than toward the garage, and the base should be built up where the ground stays damp after storms.

Bloomingdale Questions
Do you work with Bloomingdale HOAs?
Yes. We prepare submittals for homeowners and offer surveys and maintenance plans for associations.
My driveway is lifted by tree roots. Can you fix it?
Yes. We cut out the lifted section, handle the root where it is safe and repave flush.
When is resurfacing a good choice?
When the surface is worn but the base is solid and the drive drains well.
How often should I seal?
Every two to three years in full sun is common.
How do I know when my HOA streets need work?
Look for widening cracks, settling around inlets, faded or raveling surfaces and water that stands after storms. A condition survey gives the board a clear picture.
Do you handle small driveway repairs?
Yes. Edge repairs, potholes and crack filling are common jobs.
Can you work around our school bus routes?
Yes. For community streets, we coordinate phases with bus and trash schedules.
