Riverview: Twenty Years of Pavement

Asphalt paving in Riverview is shaped by how quickly the place was built. In 2000, the census counted 12,035 people here. By 2010 there were 71,050, an increase of 490 percent, and by 2020 there were 107,396. That is roughly 95,000 new residents in two decades, along with tens of thousands of new homes and the driveways, streets and parking lots that serve them. The 2020 census counted 38,926 housing units on about 46 square miles of land.

Old Riverview and new Riverview

Riverview was founded in 1885 on the north shore of the Alafia River. Settlers had arrived on the south side in the 1830s, at a place called Peru, and the Peruvian Mining Company took its name from that settlement when it mined phosphate from the Alafia. Riverview absorbed Peru in the 1940s. Today the old riverside streets and the US 301 corridor hold the oldest homes and the oldest pavement. East and south of them, newer subdivisions fill land that was ranch, pasture and pine flatwoods within living memory.

Pavement that is aging together

Because so much was built between about 2000 and 2015, a large share of Riverview's driveways and HOA streets are now 10 to 25 years old at the same time. The signs are showing up across the community: faded gray surfaces, hairline cracks, settling around storm inlets and broken edges where driveways meet lawns. This is the stage where maintenance pays off most. Crack sealing and sealcoating cost a fraction of what repairs cost later, and targeted repairs now prevent base failure that would mean a full rebuild.

Unincorporated, so the county decides

Riverview is an unincorporated census-designated place, not a city. Hillsborough County is the authority for right-of-way questions. If the job reaches the apron or anything else in the public right-of-way, we get the county's answer for your lot first. Inside the community, your HOA usually has its own rules, and we prepare the drawings and specs needed for approval.

Roads that tie it together

Interstate 75 runs along Riverview's western edge with exits 246, 250, 254 and 256, and US 301 runs parallel to it through the west side and the original settlement. Downtown Tampa is about 12 miles northwest via US 301 and the Selmon Expressway. Retail and office lots along those corridors carry heavy traffic, and we handle their overlays, repairs, sealing and striping.

Water and weather

The Tampa Bay area averages about 49 inches of rain a year, mostly from late May to early October, with August the wettest month. Summer storms build in the afternoon. We pave early on summer days, save sealcoating for dry days, and design every driveway to shed water quickly toward the street or yard.

What Riverview homeowners ask for most

  • Widening a builder's driveway or adding a parking pad
  • Crack filling and sealcoating a 10 to 20 year old drive
  • Repairing settled spots and broken edges
  • Resurfacing a driveway that is rough but still solid
  • Full replacement on older homes near the river and US 301

Riverview Questions

My subdivision driveway is about 15 years old. What does it need?

Usually crack filling and a sealcoat, plus repair of any settled spots or broken edges. If the surface is rough and raveling but solid, resurfacing is the next step. We check the base before recommending anything.

Who approves driveway work in Riverview?

Your HOA for anything it regulates, and Hillsborough County for work in the right-of-way. We help with both.

Do you work in the older parts of Riverview near the river?

Yes. Older homes there often need full replacement and root repairs, and we handle those regularly.

How long does a typical Riverview driveway job take?

Most replacements take one to two days, plus a couple of days before you drive on it. Sealing takes a day, with a day or two of cure time.
