Paving in Brandon
Asphalt paving in Brandon covers one of the largest unincorporated communities in Florida. The 2020 census counted 114,626 residents and 46,940 housing units on about 33 square miles of land, at an elevation of 39 feet. Brandon is older than much of South Hillsborough, so its pavement ranges from decades-old driveways in established neighborhoods to newer subdivisions and a dense commercial corridor along State Road 60.
Named for a settler from Mississippi
John Brandon arrived at Fort Brooke, now Tampa, from Mississippi on January 20, 1857. In August 1858 he bought 40 acres in the New Hope area and named his land Brandon. The community grew slowly for a century before suburban growth took off.
Built along the highways
Hopewell Road became a four-lane road and was designated State Road 60 in the early 1960s, and Interstate 75 began carrying traffic through the area on September 27, 1986. Today I-75 serves the western part of Brandon at exit 256 (the Selmon Expressway) and exit 257 (Brandon Boulevard, SR 60), and Interstate 4 passes about four miles north of the center. The commercial lots along Brandon Boulevard see some of the heaviest traffic in the county.
Older neighborhoods
Many Brandon homes date from the 1970s through the 1990s. Their driveways have often been patched or overlaid once already. Stack enough overlays on a drive and it rises past the garage slab and the walk, and rain starts running backward. In those cases we remove the built-up layers rather than adding another, then rebuild at the right height.
Mature oaks are common in older neighborhoods, and their roots lift driveways into ridges that crack. We cut out the lifted section, handle the root carefully and repave flush.
Commercial maintenance
Retail and office lots along SR 60 and near the interstate wear out at entrances, drive-throughs and drive aisles first. Those spots get rebuilt to full depth, the remainder is overlaid or sealed, and the new paint includes whatever accessible stalls the 2010 ADA Standards call for. Work is phased so stores stay open.
County authority
Brandon is unincorporated, so Hillsborough County handles right-of-way questions. We confirm the county's requirements for any work at the street before scheduling.
Common Brandon jobs
- Replacement of older driveways, including removal of stacked overlays
- Resurfacing and sealcoating
- Root and settlement repairs
- Commercial lot repairs, overlays and striping
- HOA street maintenance in newer neighborhoods
Timing a Brandon project
Brandon's busiest roads, SR 60 and the interstate ramps, are congested at rush hour. For commercial lots near them, we schedule deliveries and heavy work outside peak traffic so asphalt arrives hot and the crew is not stuck in a queue. A house driveway is typically a one- or two-day job, and you'll know ahead which days it's off-limits.
Neighborhood variety
Brandon's neighborhoods range from 1970s ranch homes on larger lots to newer HOA subdivisions. Older areas often need full replacement and root work; newer ones mostly need crack filling, sealing and widening. Each estimate starts with the base and the drainage, no matter the age of the home.
Maintenance for commercial owners
For retail and office owners, a simple yearly plan works well: crack sealing before the rainy season, spot repairs as needed, and sealcoating plus restriping every few years. It keeps the lot looking cared for and avoids emergency repairs.

Brandon Questions
My driveway is higher than my garage floor. What happened?
Usually layer upon layer of past overlays. The fix is to grind or dig them out and repave at the original height, not add one more.
Do you pave lots on Brandon Boulevard?
We do: overlays, patching, sealer and ADA-correct paint, sequenced so the doors stay open.
Can tree roots be cut without killing the tree?
Sometimes. We cut only what is needed for the driveway and recommend an arborist's opinion for large roots near the trunk.
How do I know if my Brandon driveway can be resurfaced?
If it is worn and rough but not sinking, rutted or cracked in a web pattern, and it drains well, it is probably a candidate. If it already sits high from past overlays, removal is better than another layer.
