Frequently Asked Questions
Asphalt Paving Questions
What does a new asphalt driveway cost in Riverview?
Going by HomeGuide's national data, figure $5-$12+ per square foot: about $2,000-$4,800 at 400 square feet, $5,000-$12,000 at 1,000. Removal, base work and widening add to that. We give a written price after visiting.
Asphalt or pavers for my driveway?
Pavers are popular in newer Riverview neighborhoods and look great, but they usually cost more to install. Asphalt costs less, goes in faster and can be resurfaced when it wears. Many HOAs allow either; check your community's rules first.
My HOA streets are cracking. What should the board do?
Start with a condition survey. Most streets in their first 15 to 20 years need crack sealing, spot repairs and sealcoating, not reconstruction. We map the problem areas and give the board a prioritized plan with costs.
When is the best time of year to pave or seal?
Paving can be done year-round, with summer jobs started early in the day. Sealcoating needs dry weather, so the drier months from October through May are easiest.
Do I need a county permit to replace my driveway?
Work that reaches the county right-of-way, such as the apron at the street, may need county approval. Whatever the county asks for at your address becomes part of the schedule.
How long does asphalt last in Florida?
With a good install and upkeep, HomeGuide expects 15 to 30 years. In this climate, drainage and regular sealing make the biggest difference.
Can you repair the asphalt around our storm drain?
Yes. Asphalt around inlets often settles and breaks up as water softens the base. We cut out the damaged area, rebuild the base and repave so water flows into the inlet instead of ponding beside it.
Driveway Paving Questions
Does my HOA have to approve a new driveway?
Most Riverview communities require approval for changes to driveway size or materials, and some for replacement too. We provide the drawing and specs your committee needs.
How thick should my driveway be?
Passenger cars do fine on two to three inches of blacktop riding on six to eight of stone. For RVs, boats or work trucks, we thicken both where they park.
Can you widen my driveway without a visible seam?
There will be a joint, but done right it stays tight. We saw-cut, match the base, tack the edge and pave. Sealing the whole drive afterward helps old and new look alike.
How long before I can park on it?
Usually two to three days. In the summer heat, give it a little longer and avoid turning your wheels while stopped.
HOA & Community Paving Questions
How often should HOA streets be sealcoated?
HomeGuide puts the resealing interval anywhere from 2 to 10 years by product and exposure. Most Florida communities in full sun do best on a three to five year cycle, with crack sealing in between.
Can residents still get in and out during paving?
Yes. One section closes at a time, every house keeps a way in, and residents see dated notices before their street's turn.
Do you work with management companies?
Yes. We coordinate schedules, notices, gate access and invoicing with your manager.
When do streets need an overlay instead of sealing?
When the surface is rough, raveling or widely cracked but the base is still sound. If the base has failed, those areas need repair first.
What does a condition survey cost?
We provide surveys as part of our estimate for associations considering paving work. The board receives the written report with photos and priorities.
Asphalt Resurfacing Questions
How much does resurfacing cost compared with a new driveway?
An overlay runs roughly $3-$7 a square foot against $5-$12+ for new, per HomeGuide, which pegs the savings at 20 to 30 percent.
Will an overlay make my driveway higher than my garage?
Not if the transition is milled first. We grind the old asphalt at the garage so the new layer meets it flush.
How long does an overlay last?
On a sound base with good drainage and regular sealing, many years. The condition of the base is the biggest factor.
Can my HOA streets be resurfaced in phases?
Yes. We overlay one section at a time and keep a route open for residents.
Can my driveway be resurfaced more than once?
Usually once or twice, if each overlay is milled at the edges. After several layers, the driveway can sit too high, and removal is the better option.
Sealcoating Questions
How often should I seal my driveway in Riverview?
In full sun, plan on two to three years; HomeGuide's broader span is 2 to 10.
Can you seal during the rainy season?
Yes, early in the day when no storms are forecast. If storms look likely, we reschedule.
How long until I can drive on it?
HomeGuide gives 12 to 72 hours; on a typical dry day, a day or two.
Does sealing fix cracks?
No. Cracks are filled before sealing. Sealer protects the surface but does not repair damage.
Does sealer make my driveway slippery?
Some sealers can be smoother when wet. We can add sand to the mix for better traction, which is common on sloped driveways and walkways.
Asphalt Repair Questions
Why does the pavement next to our storm drain keep breaking?
Water saturates the base beside the inlet. Until that base is rebuilt and the pavement shaped to drain into the grate, the area keeps settling.
Is cold patch a real fix?
No, it is temporary. It rarely compacts or bonds fully and often pops out in heavy traffic or rain.
Can you fix just one section of my driveway?
Yes. Spot repairs are common. The patch will look newer until the whole driveway is sealed.
When should I replace instead of repair?
Once damage covers much of the surface, or new failures keep appearing. At that point, replacement costs less over time.
Do repairs need to be sealed?
Sealing after repairs cure helps the patches blend with the older asphalt and protects the joints from water.
Parking Lot Paving & Striping Questions
What does it cost to pave a parking lot?
HomeAdvisor's national band is $2-$4.50 a square foot, call it $400-$1,130 per stall. Base repairs, drainage work and phasing affect the total.
Does restriping require ADA updates?
Yes. DOJ guidance says a restriped lot must meet the 2010 ADA Standards for accessible parking.
How long do lines last?
HomeGuide says 2 to 5 years for a well-maintained job. Busy entrances wear faster.
Can you work after hours?
Often, yes, depending on weather and cure times.
Can you paint numbered or reserved stalls?
Yes. We stencil numbers, RESERVED, NO PARKING and other markings as part of the striping job.
