Paving in Valrico
Asphalt paving in Valrico takes place on higher, better-drained ground than most of South Hillsborough. The community's elevation is about 102 feet, compared with single digits near the bay. That helps with drainage, but it does not change the basics: driveways still need a compacted base, a slope that sends water to the street, and regular sealing to stand up to Florida sun.
From Long Pond to Valrico
Before the Civil War, the area was known as Long Pond and had several cotton plantations. In the 1880s, William G. Tousey renamed it Valrico, which Wikipedia translates as rich valley. The Florida Central and Peninsular Railroad came through in 1890, but a major freeze in 1895 halted development, and the population fell from 100 in 1893 to 50 in 1911.
The road that built the town
Between 1910 and 1914, local landowners improved Hopewell Road, which later became State Road 60. Growth resumed in the mid-1950s after SR 60 connected to Tampa's Adamo Drive. Today SR 60 is still the main thoroughfare, running 14 miles west to Tampa and 26 miles east to Bartow.
Size today
The 2020 census counted 37,895 residents and 14,347 housing units on about 13.8 square miles of land. Much of that housing is in subdivisions with HOAs, built over the last several decades, alongside older homes on larger lots.
Typical work in Valrico
In HOA neighborhoods, the most common requests are widening, parking pads, crack filling and sealing. Older driveways often need full replacement, especially where roots from mature oaks have lifted the asphalt. Larger lots sometimes have long drives that were never paved, and we convert those from shell or dirt to asphalt.
For associations, we survey streets and amenity lots and give the board a plan with priorities and costs.
Drainage on higher ground
Even on higher ground, water needs to go somewhere. Sloped lots can send runoff across a driveway fast enough to wash out the edges. We shape the surface so water leaves at controlled points and finish edges so they hold.
County authority
Valrico is unincorporated Hillsborough County. We confirm the county's requirements for right-of-way work and your HOA's rules before scheduling.
Common jobs
- Driveway widening and pads
- Crack filling and sealcoating
- Root repairs and replacements
- HOA street and lot maintenance
Long drives on larger lots
Some Valrico homes sit on acre-plus lots with long drives. Paving them all at once gives the cleanest result, but phasing is an option: the section nearest the house first, the rest later, with a clean edge between.
Root damage
Mature oaks are common, and roots lift driveways into ridges that crack and hold water. We cut out the lifted section, trim roots where it is safe for the tree and repave flush.
HOA maintenance plans
For associations, we survey streets, rank them by condition and lay out a multi-year plan for crack sealing, repairs, sealcoating and eventual overlays, with costs by year.
Ballpark pricing
Published averages (HomeGuide) sit near $5-$12+ a square foot to pave and $1-$2 to seal. The base, length and access set where you land.
Higher-ground drainage tips
On sloped Valrico lots, gutters and downspouts often dump water onto the driveway. We look at where that water lands and can shape the drive so it carries the runoff to the street instead of across the edge.
SR 60 traffic is heavy at rush hour, so we time deliveries around it.

Valrico Questions
Does higher ground mean I can skip the base?
No. Sandy soil still needs a compacted base to support the asphalt, even when it drains better.
Do you work with Valrico HOAs?
Yes. We prepare submittals and handle community streets and amenity lots.
Can you pave a long shell drive?
Yes. We regrade and compact sound shell as base, add stone where needed and pave.
Do you pave around mature oak trees?
Yes. We keep new edges back from trunks where possible and handle roots under existing driveways carefully, trimming only what the driveway needs.
How long does a Valrico driveway job take?
Most replacements take one to two days, and you can usually drive on it after a couple more.
